
Premature failure, installation to Blame.

Miss Sara bought her first home only to realize two weeks in that the 12 year old roof had many small leaks. I went to do some repairs to improperly installed vent fixtures, as she did not wish to replace the entire roof. The back had no starter strips, only slightly over lapped shingles, attempting to waterproof the seams. I mentioned that many times when a roofing contractor did this many visible things wrong, there is a significant likelyhood that several hundred more things were done wrong that cannot be seen. I pulled 20 shingles off and found 13 Nails in those few shingles that were so close to the splice that they were rusted and would be leaking in a short time. I went to the front of the house and 8 out of 8 shingles had faulty nail placement. So I sent a message with many photos. Her Dad came over immediately with her. We ended up replacing the entire roof. The previous contractor had not done the proper deck repairs, and we needed 27 sheets of OSB in a 37Sq roof, and many of them were cut into smaller pieces, like along the bottom edge. There was a smaller 1/2" plank board alomg the bottom that was not approved for code/ warranty. This scenario could have been avoided entirely if there would have been a quality install in the first place. They had three layers of underlayment, and left all the old shingle fasteners there, only hitting some of them down flush, leaving pieces of shingle under quite a few of them.







This damage appeared to have been mostly from a leak prior to this roof. And The previous contractor did not repair the damaged plywood.
