Tiny problems, BIG issues!

There have been many times that I have inspected roofs with a few leaks here and there, because of nails too close to splices. Because the roof is not very old, we want to do a small repair and save the homeowner the cost of an entire new roof. Then what I discover when I go to do the repair, is that if an installer was careless on 5-10 nails, it is likely countless nails that are misplaced. The oils in the shingle asphalt, along with galvanized nails often hold the moisture at bay for 8-12 years. When the shingles dry out a little and the nails start getting rusty we have major issues. On more then one occasion, I tried repairing the leak, only to run into another improperly placed nail, and when I tried to fix that one, it was another one. We end up having a tough discussion with the client, and doing an entirely new roof even though his roof was only about 10 years old. As you can see in the photos in can make for extensive repairs, even though the roof is not very old.



The roof pictured is around 15 years old has leaked for a good while. WHAT A MESS A FEW MISSPLACED NAILS CAN MAKE.....!!
